Terms and Conditions

• All apartments are fully furnished to a high standard. The kitchens are fully equipped with all cutlery, crockery, utensils and appliances (cooker, fridge)
  
• All apartments have access to washing machine (whether in the apartment or, as in the case of Warkworth Villa, within the house) and washing powder is provided
  
• Apartments in Adam and Eve Court and Petersfield Mansions have dishwashers and dishwasher tablets are supplied
  
• A welcome pack is provided on arrival. This includes fresh milk, tea, coffee, sugar, biscuits, mineral water, washing up liquid, toilet rolls and soap
  
• A full inventory of all equipment is provided. No items are to be removed from the apartments during your stay.
  
• The prices quoted for the apartments include all services - heating, electricity etc. except telephone calls. They also include a maid service once a week. All linen and towels are included and changed once a week.
  

Booking

• All bookings applications and any payment accepted by Selective Studios are subject to these terms and conditions which are deemed to have been accepted in full by the hirer and all persons in the party
• Only the persons named on the booking form may occupy the apartment
• Your booking is only confirmed upon receipt of your booking deposit. Written confirmation along with receipt for the deposit will be issued.
• All prices are quoted in UK pounds sterling and are inclusive of VAT currently at 17.5%
• A £200 deposit is required along with a signed booking form to confirm the reservation
• The balance is due 28 days prior to the arrival date. Credit card details will be debited at this point. If Selective Studios do not receive full payment at this time, the booking may be cancelled and the deposit forfeited. The hirer may be liable for the balance of the total rent
• When a booking is made within 28 days of arrival, the full rent is required to confirm your booking
• Payment must be made to Selective Studios Ltd in UK pounds sterling
• The following methods of payment are accepted:
  
  Credit/debit card (Sorry we do not take American Express).
  Cheque or bankers draft
  Direct bank transfer

Cancellation

• All notification of cancellation must be made in writing to Selective Studios at the earliest opportunity. If received within 28 days of arrival the hirer may be liable for the full rental. If the property is able to be re-let then only the deposit will be forfeited. If a cancellation received more than 28 days prior to arrival then all payments received will be refunded less £100 cancellation fee

Arrival/Departures

• All apartments are usually available by 2pm on the day of arrival and should be vacated by 11am on day of departure. A representative will meet you at the apartment at the expected time of your arrival and a contact number will be given for your convenience
• Any variation to these times can be made with prior agreement. Any delay in vacating the apartment will be liable to a charge of one seventh of the weekly rate

General information

• The property and all equipment must be left clean and tidy and free of any damage at the end of the rental period. Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the apartments or its contents which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the apartment or their guests. Any damage must be reported, without delay, to Selective Studios. The cost of repair or replacement must be agreed with and paid to Selective Studios
• The hirer undertakes that no person will suffer anything to be done which would endanger the policy of our insurers in respect of the apartment and it's contents, which might make the same void
• Selective Studios cannot be held responsible for any personal injury, loss or damage to personal effects howsoever arising at the accommodation. Selective Studios cannot be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public supply
• Representatives of Selective Studios have right of access to the property at any time, with due regard to the convenience of the hirer, for the purpose of inspection of the property and to carryout essential repairs or maintenance work
• All information supplied by Selective Studios is given in good faith and is based on information available at the time. Reasonable measures have been taken to ensure that information given is accurate, but Selective Studios is not liable for any variation, however caused
• Unfortunately no pets are allowed
• Selective Studios apartments are strictly non-smoking
• Any complaints about the apartments or their contents should be brought to the attention of Selective Studios at the earliest opportunity, preferably during your stay. Written complaints should be sent to Selective Group, PO Box 1001, Swavesey Cambridge CB24 4WS or faxed on 01954 204100. Selective Studios will take all reasonable steps to settle the problem
• The apartment hire cost does not include any personal insurance cover. It is recommended that insurance be taken out against cancellation, personal accident and illness
• As the apartments are used as serviced holiday accommodation, they are exempt from security of tenure under the Rent Act
